By using harborgatesrentals.com (“this site”, “our website”) you agree to these Terms & Conditions. If you do not agree, please do not use this site.

1. About us

Harbor Gates Rentals is a property management collective. Listings on this site are owned and operated by independent private landlords and licensed real estate agents (“the Listing Party”). Harbor Gates Rentals provides centralized management of the application, tour scheduling, and lease administration process on the Listing Party’s behalf.

2. Property listings

We make reasonable efforts to keep listings accurate and up to date, but property availability, price, photos, and amenities can change without notice. Always confirm with us before you rely on listing details for any decision.

3. Rental applications

  • A non-refundable application fee of $50 per adult applicant applies. The fee covers background and income verification.
  • We do not require a minimum credit score and we do not run a credit check.
  • We typically look for verifiable monthly income of at least two (2) times the monthly rent. We will consider individual circumstances on a case-by-case basis.
  • You will typically receive an update on your application within 1–2 business hours.
  • Submitting an application does not guarantee approval or that the property will be held for you.

4. Equal Housing & non-discrimination

Harbor Gates Rentals and our partner landlords comply with the federal Fair Housing Act and all applicable state and local fair-housing laws. We do not discriminate on the basis of race, color, religion, sex (including gender identity and sexual orientation), familial status, national origin, disability, age, military or veteran status, or any other protected class.

5. Tours

When you schedule a property tour through this site, your slot is held pending personal confirmation by the Listing Party or our management team. We will reach out by email or phone to confirm before your scheduled time.

6. Lease agreements

Any lease entered into through this site is a binding contract between you and the Listing Party. The lease will set out specific terms about rent, security deposit, utilities, lease length, pet policy, and other obligations. Read your lease carefully before signing. Once signed electronically, the lease has the same legal force as a paper-and-ink signature under the federal ESIGN Act and the Uniform Electronic Transactions Act (UETA).

7. User responsibilities

You agree to:

  • Provide truthful and complete information on all forms.
  • Use the site for lawful purposes only.
  • Not attempt to access or interfere with non-public areas of the site or our systems.

8. Disclaimers

This site is provided “as is” without warranty of any kind. To the fullest extent permitted by law, Harbor Gates Rentals disclaims all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the site will be error-free or uninterrupted.

9. Limitation of liability

To the fullest extent permitted by law, Harbor Gates Rentals and our partner landlords/agents will not be liable for any indirect, incidental, consequential, or punitive damages arising out of or related to your use of this site, even if we have been advised of the possibility of such damages.

10. Governing law

These Terms are governed by the laws of the U.S. state in which the property you are renting is located. Disputes between a tenant and the Listing Party will be governed by the lease agreement and the laws of that state.

11. Updates

We may update these Terms from time to time. The “Last updated” date at the top reflects the current version.
