Do you do credit checks?+
No. We do not run credit checks. We look at the whole picture — your verifiable income, rental history, and ability to pay rent on time. Many of our tenants have been turned down by big property managers in the past, and they’re thriving with us today.
What about evictions or past rental issues?+
A prior eviction or rental dispute is not an automatic disqualifier. We review each applicant on a case-by-case basis. Be honest on your application — our landlords care more about how you handle your situation today than about what happened years ago.
What income do you require?+
We typically look for verifiable monthly income of about two times the monthly rent. We can be flexible on this if you have stable work history, a co-signer, or other strengths in your application. Self-employed and gig-economy applicants are welcome.
How much is the application fee?+
$50 per adult applicant, non-refundable. The fee covers our background and income verification. Every adult who plans to live in the home and be on the lease must apply.
How long does it take to hear back?+
Most applicants receive an update on their application within 1 to 2 business hours. We move fast — if a property is available and you qualify, we want to get you signed and in.
Do you accept Section 8 / Housing Choice Voucher?+
Many of our landlords accept Section 8. Each property is independently owned, so the policy varies by listing. Mention your voucher when you apply and we’ll match you to a landlord who participates.
Are pets allowed?+
Most of our properties allow pets, but it varies by landlord. The pet policy is shown on each individual property page. There may be a pet deposit or monthly pet rent depending on the home.
What utilities are included?+
Most of our rentals include some utilities (often water, sewer, or trash) but the tenant is typically responsible for electricity, water, and lawn care. Check the specific listing for details — every property is different.
How do I schedule a tour?+
Click “Schedule a Tour” on any property page, pick a 30-minute time slot Monday through Friday between 9am and 5pm, and submit. The landlord will personally reach out to confirm. There is no charge to schedule or attend a tour.
Where do you have rental properties?+
We currently serve six markets: Jacksonville, Florida; Charlotte, North Carolina; Atlanta, Georgia; Nashville, Tennessee; Memphis, Tennessee; and Columbus, Ohio. We are expanding into new markets — check the All Properties page for the latest listings.
What happens if I’m approved?+
You’ll receive a lease agreement to review and sign. Once you sign, pay the security deposit and first month’s rent, and the home is yours on the move-in date you agreed to. Most of our tenants move in within 7 to 14 days of approval.
What’s a typical security deposit?+
Security deposits typically equal one month of rent, though it can be higher depending on the property and your application strength. The exact deposit will be in the lease offer you receive after approval.
Do you allow co-signers?+
Yes, in most cases. A co-signer can strengthen an application that’s on the borderline (lower income, limited rental history, etc.). The co-signer must complete their own application and meet the income test.
What if my application is denied?+
You’ll get a written reason. Most denials come down to one of three things: insufficient income, unverifiable identity, or recent serious criminal history that the landlord is unable to accept. We do not deny based on credit score or non-violent eviction history alone.
Can I apply for multiple properties at once?+
Yes. Each application is property-specific because the address is part of the lease record we keep, but you can submit applications for multiple properties simultaneously if you haven’t decided which one fits best. Each application carries its own $50 fee.
How do I list my property with Harbor Gates?+
